Who is behind it
Albania Housing is a Dutch agency, registered in Wijchen (KvK 99446405) as a trade name of HOG Onderhoud Service B.V., that sources, checks and manages Albanian property for international buyers. It grew out of years spent helping buyers invest in Spain, the Canary Islands and Thailand, and set up with a single focus on Albania when that market started offering the growth those had lost. Its own Albanian project managers deliver every purchase on the ground; you get one bilingual contact who replies within a business day.
The agency is rated 5.0 from 7 Google reviews, all quoted verbatim on this site. It exhibits at property fairs in northern Europe and runs two-day viewing trips from €275, credited back if you buy.
What this site adds
Every listing on albaniabeachfront.com is also on albaniahousing.com, where you will find the full project story, floor plans, construction photos and films. What this site adds is the beachfront lens: a stated distance to the sand for every project, a ranking by that distance, and price-per-m² comparisons across the whole coast on one page. If you already know you want to be near the water, this is the faster way in.
What we charge
A 3% buyer fee on the purchase price, charged as your intermediary and stated up front. It covers sourcing, the legal and permit checks, negotiation, the notary process and coordination through to handover. Notary, registration and legal costs are separate and set out in the cost guide. Nothing on this site is paid placement: developers do not pay to be listed or to be ranked closer to the beach.
How a coastal project gets on the list
- The developer's building permit and the legal existence of the units are confirmed with the cadastre before we list.
- Payments must be staged against construction, never paid in full up front.
- The distance to the beach must be stated by the developer or we mark it "on request" and measure it ourselves.
- Projections of ROI and uplift are our own, benchmarked against neighbouring projects, and labelled as estimates.
