How close is the beach, really?
"Beachfront" is the most abused word in coastal property. On this site it is a ranking, not a claim: every project is placed in a distance band from what its developer states, and the closest homes come first everywhere on the site.
The bands
- On the seafront. First line. Only a beach, a promenade or a marina between the building and the water. 5 projects.
- Steps from the beach. One block back, or a stated few minutes' walk, or a clifftop directly above the sea. 4 projects.
- A stated distance. The developer gives a figure in metres. On this site that is 250 to 350 m, all on the Durrës Riviera. 6 projects.
- A short walk. "Just back from the beach" or "a short walk from the promenade", without a figure. 2 projects.
- Distance on request. The pack states nothing, so neither do we. 2 projects. Ask and we measure it.
Why the band matters more than the town
On the same beach at Qerret, a first-line tower releases at €2,300 per m² and a building a few streets back at €1,250. That gap is not the town, it is the line. The seafront address earns the highest summer rents and holds its rate best; the second-line home costs far less per night to own and often gives the better price-to-rent ratio. Neither is wrong. What is wrong is paying a first-line rate for a second-line home because a brochure said "beachfront".
What we do not do
We do not estimate distances from satellite maps. A straight line across a coastal road, a railway embankment or a fenced plot is not a walk to the beach, and a 300 m figure that is really a 12-minute detour is a bad surprise on handover day. Where a developer states nothing we say so, and we go and measure it for you before you reserve.

Where do the distances on this site come from?
From the developer's own release pack for each project: the brochure, the plan title block or the sales presentation. We quote them as stated and say "on request" where the pack states nothing. We do not estimate from a map, because a straight line across a road, a railway or a private plot is not a walk to the beach.
What counts as "on the seafront"?
A first-line address with nothing but the beach, a promenade or the marina between the building and the water. Five projects here qualify. "Steps from the beach" is one block back or a stated few minutes' walk; a numeric band is a distance the developer states in metres.
Will you measure the distance for me?
Yes. For any project, including the two where the pack is silent, we walk it or drive it and send you the real number and the route before you reserve. It takes a day.
