Durrës Riviera
Golem, Qerret, Mali i Robit and Durrës itself: the most active new-build coast in Albania, about 45 minutes from Tirana airport, and where most of the beachfront stock is.
Season. Summer holiday demand plus weekend traffic from Tirana, so the longest usable season on the Adriatic side. Suits. Bay of Vlorë
Vlorë and Orikum, where the flatter Adriatic gives way to the deeper, clearer Ionian. New-build seafront homes and Albania's first marina district.
Season. A city that stays open all year, with the Riviera twenty minutes south through the Llogara tunnel. Suits. A sea-view apartment in a real town, with the clearest water on the mainland coast. Price. €1,700 to €2,300 per m², homes from €115,000, with 2 of 3 projects on or by the beach.
Albanian Riviera
Palasa, the first white beach below the Llogara pass, and the most complete resort community on the Riviera.
Season. Short and dense: June to September, with July and August carrying most of the year. Suits. A resort villa or apartment on the most beautiful coast in the country, priced as a summer home. Price. Priced on request by typology, with 1 of 1 projects on or by the beach.

Northern coast
Tale beach near Lezhë, the closest coast to both Tirana and Pristina, and the country's biggest new resort masterplan.
Season. The shortest season on the coast, and the lowest entry prices. Suits. A villa-led gated community with a long runway to completion. Price. Priced on request by typology, with 1 of 1 projects on or by the beach.
How to choose
Start with how you will use it. A home you will let all summer and visit for two weeks wants the longest season and the best price-to-rent ratio, which is the Durrës Riviera or Vlorë. A home you will live in for months wants a town around it: Vlorë or Durrës. A summer house first and an investment second can afford the Riviera premium. If the entry price decides, the northern coast and Mali i Robit are the floor.
Then pick the band. On every coast the first line costs most per square metre and rents highest per night; a stated 250 to 350 m back is usually where the maths is best. The price table and the distance table put all 19 projects side by side.

Which Albanian coast is best for a beach apartment?
For most buyers the Durrës Riviera: 14 of the 19 projects on this site are there, prices run €1,050 to €2,300 per m², it is 45 minutes from the airport and it has the longest usable season on the Adriatic side. The Bay of Vlorë is the answer if you want a town and the Ionian; the Riviera proper if scenery outranks yield; the northern coast if entry price is everything.
Is the Albanian Riviera cheaper than Durrës?
No. The Riviera is more dramatic, more seasonal and more supply-constrained, and prices accordingly: standard stock runs roughly €1,000 to €2,000 per m² and resort villas well above that, against €1,050 to €2,300 on the Durrës Riviera where most new-build supply is. The Riviera premium buys scenery, not yield.
Where is the longest rental season?
In the towns rather than the villages: Durrës and Vlorë both keep a year-round population and traffic outside July and August. The Riviera villages and the northern coast are summer markets and should be priced as such.
Can I see more than one coast on a viewing trip?
